    The market conditions are probably pretty different in New York though. Doing this is a tightly held or competitive market, would not be the smartest idea, clearly, but in a falling market where any potential new tenant will be paying less anyway, might be worth a try.

    It depends on the market (and the landlord), doing this in a stable or rising rental market would be stupid, but in a falling market might be worth a try. But only if you are a good tenant (pay on time, keep the place in good condition etc) and have a decent relationship with the…
