    1. Work out who you want to live with.

    4. Make a list of what you need to have in your house.

    5. Decide the bills.

    6. Avoid blacklisted landlords.

    7. Never sign anything you don't understand!

    8. Don't forget to check the small print.

    9. Non-refundable holding deposit.

    When you are looking for a property and find one, you may be asked for a holding deposit. This is non-refundable! Make sure you check out how much they are in the area, don’t pay a month’s rent!

    10. Paying a Security Deposit.

    You will have to put down a Security Deposit at the start of your tenancy and that will be the equivalent of 6 - 8 weeks rent. This deposit will be held by the Landlord to ensure your parties don't damage the house beyond "reasonable wear and tear"!

    11. Naming a Guarantor.

    Some landlords may ask you to provide the details and finance details of a guarantor. The guarantor is liable to pay if you fail to pay your rent.     12. Council Tax Exemption.

    If you live in Wandsworth you may be eligible to pay less Council Tax if you are a full time student!
