4. Make a list of what you need to have in your house.

You might not be able to keep everything you want. By listing what you need you avoid excessive hoarding and can ensure that you don't end up paying for all the communal stuff such as a new kettle or microwave.

5. Decide the bills.

It’s not as complicated as it seems! They are often straight forward to set up but you just need to, as a flat, work out how you are going to pay the bills and who is going to set up which. When you are seeing a property, don’t forget to ask the agent about bills such as who they are with and how much it normally costs.

While the majority of landlords are honest and helpful, some may not be respectable or trustworthy. Be smart and remember to always read the small print!

Read through everything before signing and don’t feel rushed into a decision if you aren't 100% sure!

9. Non-refundable holding deposit.

When you are looking for a property and find one, you may be asked for a holding deposit. This is non-refundable! Make sure you check out how much they are in the area, don’t pay a month’s rent!

10. Paying a Security Deposit.

You will have to put down a Security Deposit at the start of your tenancy and that will be the equivalent of 6 - 8 weeks rent. This deposit will be held by the Landlord to ensure your parties don't damage the house beyond "reasonable wear and tear"!

11. Naming a Guarantor.

12. Council Tax Exemption.

If you live in Wandsworth you may be eligible to pay less Council Tax if you are a full time student!
